The area behind Shopping Vitória, in Enseada do Suá, is being transformed to house the most luxurious and sophisticated development in the city: Reserva Vitória. This project, led by Nazca Incorporadora, Abaurre Construtora, and Apex Realty, will create a new urban waterfront — the perfect blend of city living and seaside serenity.

A 16,000-square-meter park will completely revitalize the strip of land between Shopping Vitória and the sea. This sustainable project is designed to offer quality of life for all, integrating nature, culture, and urban living.

The Reserva Vitória Complex will feature two developments, Ilha de Vitória and Ilha de Trindade, offering luxury residences with sophisticated architecture that prioritizes comfort, natural light, and breathtaking permanent sea views — including vistas of Ilha do Boi and Ilha do Frade. Construction is happening in stages, beginning with the park — a project covering 16,000 square meters with an investment of over R$18 million. Works are already underway, and the park’s inauguration is scheduled for October.

This public park will be permanently maintained by the Associação Amigos do Parque Reserva Vitória (Reserva Vitória Park Friends Association), providing residents and visitors with a tree-lined plaza, urban furniture, pedestrian streets, civic sidewalks, a bike path, underground lighting, gym equipment, a water feature, and open-air artworks by renowned artists such as Sandro Novaes, Antônio Bokel, Adrianna Eu, José Spaniol, Thainan Castro, and José Bechara. “It will be a place to relax, exercise, and enjoy the scenery,” says Breno Peixoto, director of Nazca.

Amid this postcard-perfect setting, two iconic towers will offer high-luxury residences ranging from 177 to 224 square meters with four suites, private gardens from 311 to 403 square meters, and linear penthouses from 361 to 491 square meters.

The architectural design of the buildings will feature organic, fluid lines, inspired by the wind that shapes the sand, drives the waves, and fills the sails. Interior and exterior spaces will merge to bring residents closer to the endless blue of the sky and sea.

“It will be a true resort with sophisticated leisure facilities, offering families a vacation lifestyle all year round. Residents will live steps from the beach, next to a shopping center, and surrounded by a park,” says Breno Peixoto.

Among the leisure amenities on the ground floor will be a fitness center, spa, dry and steam saunas, whirlpool, game room, coworking and meeting rooms, party room, bar, lounge, kids’ playroom, playground, recreational court, wet deck, swimming pool, pet area, gourmet spaces, and landscaped gardens.

The infrastructure will also include pre-installation for split air conditioning units, electronic locks at the apartments’ social entrances, Technogym equipment in the gym, an indoor running track on the security staircases, automated irrigation systems. A skylight-lit swimming pool at ground level, state-of-the-art elevators with access control options, and visitor parking spaces.
